Terms of Service

These terms are an agreement between you and The Commercial Lender Ltd, registered at 55 Hoole Road, Chester, Cheshire, CH2 3NJ, registration number 13561105. If you do not accept them, please do not use this site or submit an application.

We arrange finance. Facilities are provided by our corresponding partner financial institutions, not by us, and each lender's own agreement governs the loan itself. Nothing on this site is an offer of credit, a commitment to lend, or a guarantee that finance will be available to you.

Information on this site is general and does not take your circumstances into account. It is not legal, tax, accounting or regulated financial advice. Take independent advice before entering any facility.

• You must be at least 18 years old and legally able to enter a binding contract.
• Where you apply for a business, you confirm you are authorised to act for it.
• You must be resident or trading in a jurisdiction we serve, and not subject to sanctions.
• You must not apply on behalf of another person without their written authority.

Rates, monthly repayments and amortisation schedules shown on this site — including in the calculator and repayment planner — are illustrations produced from the figures you enter. They are not offers, are not personalised advice, and may differ materially from the terms a lender offers you. All lending is subject to approval on credit, valuation, affordability assessment and underwriting. Only a written facility offer from the lender is binding.

• Give information that is accurate, complete and current, and correct it promptly if it changes.
• Provide identity, address and financial documents we reasonably request for verification.
• Do not submit false, misleading or fraudulent information, or another person's data without authority.
• Do not use this site unlawfully, attempt to gain unauthorised access, or interfere with its operation.

We may decline, pause or withdraw from an application at any time, and may report suspected fraud or financial crime to the relevant authorities.

We charge no fee for submitting an enquiry or application, and no fee for indicative terms. Where a facility proceeds, an arrangement fee applies as stated in your written offer; it is disclosed in full before you sign and is never taken in advance of an offer. Third-party costs such as valuations, searches and legal fees are separate and will be identified to you before you commit.

Where we link to a lender, adviser or other third party, we do not control and are not responsible for their content, terms or conduct. Your relationship with a lender is governed by that lender's own documentation.

The content, design, logos and materials on this site belong to us or our licensors. You may view and print pages for your own use in connection with an enquiry. You may not reproduce, republish or exploit them commercially without our written permission.

We aim to keep the site available but do not guarantee uninterrupted access. We may suspend, withdraw or change any part of it, or these terms, at any time. Changes take effect when posted here; if a change affects an active application we will tell you directly.

To the fullest extent permitted by law we are not liable for loss of profit, revenue, business, opportunity or data, nor for indirect or consequential loss, arising from your use of this site or reliance on an illustration produced by it. Where liability cannot be excluded, it is limited to the fees you have paid us in the twelve months before the claim. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

Email enquiry@tcomlenders.biz with the heading "Complaint". We acknowledge within three business days, provide a substantive response within eight weeks, and tell you what further escalation routes are available if you remain dissatisfied.

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction. Nothing here removes protections you have under the mandatory consumer law of your country of residence.
